Benidorm: skyline, beaches & year-round Mediterranean living

Modern beachfront living, high-rise residences, strong rental yields and year-round Mediterranean energy on the Costa Blanca.

Benidorm: beyond the reputation

Benidorm is one of the most misunderstood cities on the Costa Blanca. Its dramatic skyline of high-rise towers rising directly from two sweeping golden beaches, the Levante and the Poniente, has made it famous across Europe. What that reputation obscures is a city with exceptional infrastructure, a genuine year-round economy and a property market that consistently outperforms many of its quieter neighbours.

The city's beaches are, objectively, among the finest on the Spanish Mediterranean coast: long, wide, clean and serviced to a standard that consistently earns them Blue Flag status. The sea here is calm, clear and warm for an extended season, and the beachfront promenade is among the most animated on the coast.

For buyers and investors, Benidorm offers something genuinely rare on the Costa Blanca: scale. The city has a full urban economy, excellent healthcare, international shopping, year-round dining and nightlife, and the strongest holiday rental yields in the region. It is a city that performs for its owners across every month of the calendar.

Things to do in Benidorm

Local highlights and experiences from our team on the ground.

Levante beach

The iconic eastern beach: a long arc of golden sand with calm water, beach bars and the famous Benidorm skyline backdrop. One of the most energetic beach atmospheres on the Costa Blanca.

Poniente beach

The quieter western beach, broader and more family-oriented. Clear water, good facilities and a more relaxed atmosphere than the Levante side.

Old town (Casco Antiguo)

Benidorm's original fishing village remains intact above the headland: narrow streets, tapas bars and a church square with panoramic views across both beaches. Authentic and unhurried.

Benidorm marina

The marina hosts sailing clubs, charter boats and waterfront dining. A gentler side of Benidorm popular with residents and visitors seeking a calmer harbour atmosphere.

Sierra Helada Natural Park

The dramatic cliffs rising south of the city form a protected natural park with hiking trails, panoramic sea views and wild Mediterranean scrubland.

Aqualandia & Terra Mítica

Two of Spain's best-known theme parks are located on Benidorm's outskirts, a significant draw for families and a year-round contributor to the city's tourism economy.

Benidorm nightlife & dining

The city's dining scene ranges from traditional Valencian rice restaurants and tapas bars in the old town to international cuisine and rooftop bars across the resort strip.

Sailing & water sports

The sheltered bay and consistent Mediterranean conditions make Benidorm excellent for sailing lessons, jet skiing, paddleboarding and boat excursions to offshore sea caves.

Property & investment in Benidorm

Benidorm's property market offers the strongest rental yields on the Costa Blanca and some of the most accessible entry-level beachfront pricing in Spain. The combination of year-round demand, high footfall and exceptional infrastructure creates a fundamentally different investment proposition to smaller resort towns.

Modern studio and one-bedroom apartments on or near the Levante beach start from €100,000–€180,000. Well-positioned two-bedroom apartments with sea views range from €200,000 to €400,000. Penthouses and premium units in newer towers command €500,000 and above, with the very best offering roof terraces and unobstructed beach panoramas.

Rental performance is exceptional. Short-term holiday rentals in central Benidorm achieve occupancy rates that most Costa Blanca locations cannot approach. The city's appeal to British, German, Scandinavian and Spanish domestic visitors creates a genuinely diverse demand base that fills calendars across eleven months of the year.

The investment thesis is straightforward: Benidorm is one of the few places on the Costa Blanca where a well-located apartment can generate sufficient rental income to self-finance across a full calendar year.

Lifestyle & living in Benidorm

Benidorm functions as a genuine city, not just a resort. The permanent population of around 70,000, supplemented by hundreds of thousands of annual visitors, supports excellent healthcare, schools, shopping centres, sports facilities and cultural venues. This is not a town that empties in October.

The public healthcare infrastructure is among the best on the Costa Blanca. Marina Baixa Hospital in nearby Villajoyosa is a major modern facility, and Benidorm itself has multiple private clinics with English-speaking practitioners.

The international community in Benidorm skews towards long-stay residents and retirees who have settled permanently. British residents form the largest group, with German, Scandinavian and Irish communities also well-established. English is spoken universally across the city.

Connectivity is excellent: Alicante Airport is 55 kilometres south, around 40–45 minutes by car. The AP-7 motorway provides fast access to Calpe (25 minutes), Altea (10 minutes) and the rest of the northern Costa Blanca. Valencia Airport is 130 kilometres north.
