Polop: authentic Spain within reach of the sea
Polop de la Marina is one of the Costa Blanca's most quietly captivating places. Set on a hilltop ridge in the Marina Baixa comarca, it looks out over the Guadalest valley to the dramatic mountain ranges behind and the glittering coast below. The view from its castle ruins, across orange and almond groves to the distant Mediterranean, is one of the most genuinely beautiful in the region.
The town has remained largely untouched by the resort development that transformed the coastline below. Its cobbled streets, traditional architecture, Moorish fountain and unhurried pace of life offer something increasingly rare on the Costa Blanca: an authentic Spanish village experience within 15 minutes of the beach.
Polop draws a particular kind of buyer: someone who has seen what the coastal resorts offer and chosen something different. Someone who wants to wake to mountain silence, walk to a bar serving proper Spanish coffee, and still be on a beach in Benidorm or Altea by lunchtime. The growing international community here has made that choice deliberately, and it shows.
Things to do in Polop
Local highlights and experiences from our team on the ground.
Fonts de Polop
The town's famous historic spring features 221 separate spouts, each traditionally dedicated to a different municipality in the region. A genuine landmark and gathering point for locals and visitors alike.
Polop castle ruins
The remains of the Moorish castle provide the best viewpoint in the area, with panoramic views across the valley, the surrounding mountains and down to the coast.
Guadalest reservoir
The emerald reservoir in the valley below Guadalest village is one of the most scenic spots inland from the Costa Blanca: swimming, kayaking and spectacular cliff scenery.
Guadalest village
One of Spain's most visited villages, perched on a rocky outcrop above the reservoir. The castle, prison museum and panoramic views are extraordinary.
Mountain hiking routes
The Polop hinterland offers a network of well-marked hiking routes through mountain terrain with sea views, almond groves and traditional dry-stone landscape.
Road cycling
The mountain roads around Polop are well-regarded among cyclists for their gradients, scenery and low traffic volumes. Several professional cycling teams train in the area during winter.
Weekly market
The Saturday market in Polop brings local produce, artisan goods and the best of regional agriculture to the village square. A genuinely local affair.
Benidorm & Altea coast
The beaches of Benidorm are 15 minutes by car; Altea's promenade and old town 20 minutes. Polop residents enjoy the coast without the noise of living in it.
Property & investment in Polop
Polop's property market offers exceptional value by Costa Blanca standards. The combination of mountain scenery, authentic village character, excellent connectivity and proximity to the coast creates an increasingly compelling proposition for buyers who are prepared to look beyond the obvious coastal addresses.
Detached villas on the outskirts of the village, with private pools, mountain views and large garden plots, range from €250,000 to €550,000. Well-positioned properties with panoramic views command premiums. Traditional village townhouses in the historic core offer renovation opportunities from €150,000 upwards.
New development has been controlled and in keeping with the area's character. Several quality residential developments have been built within and adjacent to the municipality, offering contemporary finishes at prices significantly below equivalent new builds in coastal locations.
The rental market in Polop is growing, driven by demand from visitors seeking an alternative to beach resort accommodation. Cycling groups, walking holidays and those wanting an authentic Spanish base for Costa Blanca exploration represent a growing and under-served segment.

Lifestyle & living in Polop
Life in Polop operates at a pace that the coastal resorts cannot offer. The village has everything a daily resident needs within a few minutes' walk: a small supermarket, pharmacy, bars, restaurants, a health centre and good local schools. For anything more, Benidorm (15 minutes) and La Nucía (10 minutes) provide full urban services.
The international community is smaller than in the coastal towns but growing steadily. British, German and Dutch residents form the core, and the atmosphere is one of genuine integration with Spanish village life rather than the expat-enclave dynamic of larger resorts. Many residents speak at least basic Spanish, and are proud of it.
The natural environment is exceptional. The mountain roads offer world-class road cycling, and several professional teams use the area as a winter training base. The Guadalest Valley, accessible within 15 minutes, offers some of the most beautiful inland scenery in the province.
Healthcare is served by La Nucía's health centre and, for more serious needs, Marina Baixa Hospital in Villajoyosa (20 minutes) and Benidorm's private clinics. Alicante Airport is approximately 60 kilometres south, around 50 minutes by car.
